Recently, I had the chance to sit down with JP from Who’s Holding on a busy Friday to discuss the ins and outs of creating a cannabis retail space in the heart of New York City. “A lot of firms can put up walls, but not all of them can handle finishes with the same level of care. That’s what made Imperium different,” JP said. “Their attention to detail and the overall quality of the build were much better than the other location.”
Lessons Learned in Pricing and Timing
Like many NYC projects, timing and pricing were influenced by external factors. JP shared, “We were awarded two licenses to operate in New York, so we had to move quickly on the lease. Unfortunately, time wasn’t on our side, and we didn’t get the best deal. Going forward, we’ll take more time to review leases with consultants to ensure they benefit us, not just the landlord.”
Transparency Builds Trust
Construction projects often come with unexpected challenges, but Imperium’s communication and transparency made all the difference.
“When changes came up, Imperium would notify us immediately, explain what was happening, and offer solutions,” JP noted. “I appreciated being kept in the loop and educated on the process. It’s far better than being left in the dark.”
Flexibility in Action
During the final week of construction, JP needed the space to train staff for the opening. Imperium stepped up, adjusting their schedule to work over the weekend and ensure everything was ready.
“That kind of flexibility was incredible,” JP said. “They truly listened to our needs and made it happen.”

Site organization and safety are critical in any project, and Imperium didn’t disappoint.
“Every visit to the site was a testament to how organized and clean they kept everything. It was always professional and safe,” JP recalled.
A Seamless Close-Out
When it came time to wrap up the project, Imperium’s process was smooth and stress-free.
“All the documentation—from as-builts to waivers—was well-organized and easy to access,” JP said. “The close-out process was seamless, which is rare in this industry.”

When asked this question, JP didn’t hesitate: “Definitely, absolutely.”
