It’s not every day you get to discuss a project that sets a new standard for quality and collaboration. Recently, I had the chance to speak with Michael Gavakis, Senior Director of Construction at Barry’s, about their new Brooklyn location. From acoustics to waterproofing, we covered everything it takes to deliver a standout fitness space—and what makes an excellent general contractor truly stand out.

Raising the Bar in NYC Construction

Michael’s experience managing NYC-based projects is extensive, so I was curious how Imperium compared to previous contractors. He didn’t hesitate:

“As-builts, waivers, everything—sent in one email. I didn’t have to go searching or ask for anything. It was all handled proactively.”

 

Lessons for Future Projects

While the project was a resounding success, Michael mentioned one key takeaway: “The only delay came from the landlord—gas wasn’t included in the lease as we thought. Better communication with landlords will be critical for future projects.”

 

Final Results

In terms of quality and schedule, Michael summed it up perfectly:

“No corners were cut. The schedule was met, and the quality of the buildout was great. The millwork was top-notch, and the punch list was painless. Imperium goes well beyond what’s expected.”
